LAY LOW : Laying low on the land creates a very unique experience for the occupants. 1] It allows for a direct connection from the living space to the site. 2] The low profile helps eliminate the treatment plant from your spectacular view across the valley. 3] It creates beneficial thermal properties, cooler in summer, warmer in winter. 4] Your neighbors will appreciated their unspoiled views.

EDITED VIEWS: The house is sited and designed to crop out the neighbors from your mountain experience. Don’t let suburbia distract you from the dramatic Wasatch and Oquirrh mountains.

SEPARATION : Sometimes a little separation is a good thing. The bedrooms are pulled to the periphery while the living spaces land in the central volume.

WEST SUN : The west sun can be difficult to control and often causes over heating during summer evenings. One means to combat this problem is vertical shading elements. Take note of the vertical masses surrounding the windows on the west face. This helps reduce the amount of time the sun has direct exposure into the room. Basically the house gives a damn about energy consumption.

RENTAL : If the HOA relaxes it’s regulations on short term rentals, you are in a great position to take advantage. The entire north wing of the house can be isolated for renters. The guest wing provides two king bed accommodations, adequate storage, seating, dining and kitchenettes.

INSULATE : Given the extreme temperature swings between seasons, superior thermal protection for the houses interior is achieved with continuous exterior insulation. A thick ceiling and plenty of under slab insulation allow for a dense and tightly sealed building envelope to keep you cool in the summer and warm all winter.

PLANNING AHEAD : We don’t want this to ever happen, but it’s always good to think this way. If you find yourself looking to sell someday, you can make a few adjustments allowing for a 4 bedroom listing. Simply the office becomes a bedroom and you shrink the laundry to have another en-suite bathroom. 4 beds, 4.5 baths are all the rage in Utah.
