PITCH PERFECT : Form and function combine forces with HOA roof pitch requirements [5:12] to create a roof line that’s not just dynamic and spatial, but also functional [after all, that’s what modern design is all about].

PASSIVE AGGRESSIVE: Through passive strategies this home pulls out all the energy-saving stops in addition to a super insulated, highly air-tight envelope. High clerestory windows, in conjunction with large picture windows, flood the living spaces with natural light throughout the day [no matter the season no need for lights]. Those same clerestory windows, when open, create natural convection by exhausting rising hot air through the roof. This in turn pulls plant-cooled air into the space through low ground-level windows. Strategically placed operable windows promote cross ventilation induced by canyon breezes. Burying the north wall helps to take advantage of the earth’s year round thermal properties. The home’s south orientation in conjunction with calculated roof overhangs makes is possible to block out the sun in the heat of summer, and allow it to penetrate deep into the living spaces during the colder months.

FLEX SPACE : Some activities require their own space, but unlike cooking, some don’t need a space dedicated full-time to that purpose. In this design the ‘library / media’ space [#9] is the catchall for this type of activity. Reading, binge watching, stretching, spinning, snoozing... with it’s own integrated courtyard space, bookshelves, and plenty of storage, this is the place for that.

GARDEN COURTYARD : Very often grand vistas in the wide open, great outdoors is just the ticket. But sometimes a quiet, protected, cozy garden nestled into the hill side is what you need. Here you can retreat from daily gale-like mountain winds, roll out your spin bike, plant your herbs where deer won’t get to them, post your hammock, or let Fido do... well, what dogs do.

OUTDOOR LIVING : When you live where you’re going to live, you’ll want to live outdoors. In order to accommodate multiple seasons there are multiple patio conditions to choose from, including a covered summer patio [to protect from the hot summer sun and fall showers], a winter patio [for sunning and fire pitting during colder months], a garden patio [for spring planting], and a master patio [to become one with nature while showering].

WINDOW SEATING : ...in both bedrooms.
